Marriott International, Inc. (NASDAQ: MAR) has announced a significant expansion in its luxury offerings with the signing of an agreement with Mullen Real Estate Capital to introduce a JW Marriott All-Inclusive Resort in Costa Rica. This landmark development will be situated in the exclusive Costa Elena resort-residential community in Guanacaste and is poised to be among the first JW Marriott all-inclusive resorts globally.

1. A New Era of Luxury All-Inclusive Experiences

The new JW Marriott resort aims to redefine the all-inclusive experience by integrating the brand’s hallmark focus on mindfulness, exceptional service, and sophisticated design. Uriel Burak, Vice President of Development for the Caribbean and Latin America (CALA) at Marriott International, expressed enthusiasm for the project, stating, "We are thrilled to expand our presence in Costa Rica with the introduction of one of the first JW Marriott All-Inclusive Resorts." This marks a strategic partnership with Mullen Real Estate Capital, recognized as a pioneer in the all-inclusive sector within the CALA region.

2. Resort Features and Amenities

Located approximately 49 miles from Daniel Oduber Quirós International Airport, the JW Marriott All-Inclusive Resort will feature 415 elegantly designed guest rooms, catering to luxury travelers seeking a premium experience. Guests can indulge in a diverse culinary experience with 11 food and beverage outlets and enjoy a lavish 44,000 square feet of water amenities, including 17 swimming pools.

The resort will also offer 10,000 square feet of indoor meeting space for corporate events, alongside a 16,000 square foot spa designed in line with the brand’s wellness philosophy. A state-of-the-art fitness center will further enhance the luxury experience.

3. Prime Location and Future Developments

The resort will boast 885 feet of beach frontage, positioning it as a premier destination for discerning travelers. Additionally, plans are in place for the potential development of JW Marriott-branded residences on an adjacent site, which would further elevate the resort’s luxurious offerings.

Jeff Mullen, President of Mullen Real Estate Capital, shared his excitement about the collaboration, asserting, "MREC is thrilled to embark on this exciting collaboration with Marriott International and JW Marriott, a brand synonymous with excellence and world-class service." He emphasized the potential for unlocking new opportunities and setting benchmarks for the luxury hospitality sector.

4. Costa Rica: A Growing Hub for Luxury Hospitality

Costa Rica has become increasingly attractive to luxury customers and investors alike. In February 2025, Marriott celebrated the opening of its 50th luxury hotel in the country, the Ritz-Carlton Reserve, Nekajui. Marriott has also made significant strides in its development pipeline, signing 10 deals in 2024, which represent 1,086 new rooms. Overall, the development pipeline in Costa Rica now comprises 15 properties with a total of 1,776 rooms. As of the end of 2024, Marriott operates 22 open properties across 15 brands in Costa Rica, with additional openings expected in 2025.

5. Conclusion

Marriott International’s announcement marks a pivotal moment in the evolution of luxury all-inclusive experiences, setting the stage for the JW Marriott All-Inclusive Resort in Costa Rica to become a leading destination for refined travelers. With its strategic partnership with Mullen Real Estate Capital and a commitment to excellence, Marriott is well-positioned to capitalize on the growing demand for luxury hospitality in one of the world’s most sought-after destinations.
