A. Company Overview

Life Time Group Holdings, Inc. is a Delaware-incorporated holding company that operates predominantly in the health, fitness, and wellness industry. The company completed its initial public offering (IPO) in October 2021, and its common stock trades on the New York Stock Exchange under the symbol “LTH.” Founded over 30 years ago, Life Time has established itself as a leading lifestyle brand, often referred to as the “Healthy Way of Life Company.” The company caters to a community of nearly 1.5 million individual members, representing approximately 815,000 memberships as of December 31, 2023.

Life Time operates over 170 athletic country clubs across 31 states in the U.S. and one province in Canada. The company has a distinct brand identity characterized by luxury and quality, associated with its premium health, fitness, and wellness experiences. These country clubs, which encompass about 17 million square feet in total, are designed as resort-like destinations. They are strategically located in affluent suburban and urban areas, featuring a variety of amenities such as fitness floors, group fitness studios, swimming pools, tennis and pickleball courts, basketball courts, cafes, spas, and childcare facilities.

B. Membership Offerings

Life Time organizes its membership offerings into two main categories: Center memberships and Digital On-hold memberships.

Center Memberships

As of the end of 2023, there were 763,216 Center memberships. These memberships provide access to one or more country clubs and are offered under various terms:

  • Base Memberships: Offer general access to a selected home center, inclusive of locker room access and basic fitness facilities but may exclude certain amenities.
  • Signature Memberships: Include benefits typical of base memberships while providing access to additional services without extra fees, such as small group training and specialized spaces.
  • Junior Memberships: An add-on for children under the age of 14, allowing access to different facilities and programs.
  • Other Memberships: Various recurring memberships such as pool passes or partnerships with medical insurance providers for discounted rates.

Digital On-hold Memberships

This type of membership, numbering 51,720 as of December 31, 2023, is aimed at those who wish to maintain some benefits without accessing the physical centers. The majority cost $15 per month and provide access to digital health and wellness content, fitness classes, and personal training.

Additionally, Life Time offers Life Time Digital memberships that do not provide center access but can be purchased separately. This digital offering features a range of online health, fitness, and wellness resources.

C. Business Model and Revenue Streams

Life Time’s business model is primarily centered around membership dues, which account for more than 70% of total center revenue. The company has built a resilient and predictable revenue stream over three decades, leading to a steady growth trajectory even during economic fluctuations. The organization reported significant financial performance in 2023, achieving a net income margin of 3.4% and an Adjusted EBITDA margin of 24.2%.

The driving force behind this stability is the company's commitment to member engagement, satisfaction, and the delivery of high-quality experiences. Initiatives such as the transition from a sales-driven culture to a concierge-style member experience have contributed positively to member retention and revenue growth.

D. Member Engagement and Demographics

Life Time prides itself on having a highly engaged membership base, attracted by a comprehensive array of amenities and activities designed to cater to various age groups and fitness levels. The diverse offerings include swim lessons for children, group classes for teens, personal training for adults, and specialized communities for seniors.

The average member base has a median household income of $145,000, with a significant percentage possessing higher education. This demographic tends to exhibit discretionary spending capabilities that are less affected by economic downturns, supporting sustained membership growth even during challenging periods.

E. Growth Strategies and Initiatives

Life Time has adopted several strategies for growth, centered around enhancing member experiences, optimizing membership portfolios, and increasing revenue per center membership:

Expanding In-Center Services

Life Time continuously seeks to improve its service offerings. Recent successes include:

  • Pickleball: With over 500 courts, participation has increased dramatically, driving membership acquisition and enhancing engagement.
  • Dynamic Personal Training and Small Group Training: These offerings have seen significant growth in session volume and participation, bolstering member involvement.
  • ARORA Community Services: Tailored for members aged 55 and above, these services are expanding to cater to a growing demographic.

Optimizing Revenue

Life Time aims to balance membership levels with appropriate pricing adjustments to reflect its premium brand. The average revenue per center membership has grown significantly over recent years, indicating a successful adjustment to pricing strategies.

Expanding National Footprint

Life Time is focused on strategic center openings in affluent metropolitan areas. The company employs an asset-light strategy, which includes leasing properties and adapting existing structures, allowing for a faster and more flexible expansion model. Plans for 2024 include 9 to 10 new center openings.

F. Real Estate and Expansion Strategy

Historically, Life Time operated primarily through a directly-owned model; however, approximately 66% of its centers are now leased, reflecting a more agile and cost-effective growth strategy. This shift has resulted in higher returns on capital investments and enabled the organization to enter premium markets more readily.

Facilities are designed to maximize operational efficiency and maintain a consistent brand experience across locations, supported by in-house architectural and construction expertise.

G. Omni-Channel and Technological Integration

Life Time has recognized the growing importance of technological integration in delivering health and wellness services. The company is actively investing in technology to enhance its member experience through features such as:

  • Life Time App: Facilitates access to digital classes and personal training.
  • E-commerce Platform: Allows members to purchase fitness-related products and gear conveniently.

Additionally, Life Time has diversified into offerings such as Life Time Work and Life Time Living, which provide wellness-oriented co-working spaces and residences near its athletic centers, supporting holistic lifestyle integration.

H. Community Engagement and Philanthropy

Life Time’s commitment to community extends through the Life Time Foundation, established to inspire healthier lifestyles, especially among children. The foundation has impacted millions through initiatives aimed at providing nutritious food and promoting physical activity. In 2023, the foundation further expanded its mission to focus on environmental preservation efforts.
