  • Real Estate Loan Fundings: $16 million was invested in real estate loans.

Additionally, the company expanded its partnership with Saber Healthcare Holdings, LLC, through a net investment of $124.3 million via the Saber PropCo joint venture, adding 27 facilities to Saber’s operations.

Dividend Increase

Reflecting its strong performance, the Board of Directors declared a quarterly cash dividend of $0.68 per share, an increase of $0.01 per share. This dividend is set to be paid on August 14, 2026, to stockholders of record by August 3, 2026.

2. CEO Insights

CEO Taylor Pickett expressed satisfaction with the company’s performance, noting, “We are pleased to report strong second quarter results, with FAD per share up 6.3% over the same quarter last year. This reflects our continued accretive investment activity, augmented by active portfolio management.” He highlighted a positive outlook for the remainder of the year, driven by a robust pipeline of potential investments.

As he prepares for retirement, Pickett emphasized the favorable operating environment, stating, “Now, as I prepare to retire, I can safely say that this is the most favorable operating backdrop that I have known in my career.”

3. Portfolio Transition and Operator Updates

Ciena Transition

During the second quarter, Omega transitioned 20 skilled nursing facilities (SNFs) previously leased to Ciena Healthcare Management. This strategic move improved the portfolio's credit profile, as the new leases exhibit stronger EBITDAR coverage.

Genesis Healthcare Update

Genesis Healthcare, which filed for Chapter 11 bankruptcy in July 2025, has continued to meet its contractual rent obligations. Omega recognized $13.3 million in rental income from Genesis during the second quarter, alongside $5.9 million in interest income.

4. Financial Outlook

With the recent financial results, Omega has increased its 2026 Adjusted FFO guidance to a range of $3.22 to $3.26 per diluted share. This reflects a strong operational outlook as the company continues to capitalize on growth opportunities while managing risks associated with operator bankruptcies and market fluctuations.

As of June 30, 2026, Omega’s balance sheet remains robust, with $4.1 billion in outstanding indebtedness, a weighted average interest rate of 4.2%, and $2.0 billion in undrawn capacity under its revolving credit facility.

As the company navigates through a dynamic healthcare landscape, its proactive management and investment strategies position it well for continued success in the future.
